1. What are the steps to sell my home?
Know your competition ... attend open houses in your area
Use a professional ... I know what it takes to sell in this market, and I welcome your call
Price it right ... a market analysis will help determine the price range that will let you price your home to sell
Dress your house for success ... let me take an objective look at your home and help stage it for maximum appeal
Be prepared ... Before showing your home - have beds made, things put away and the lights on.
2. What are some mistakes home sellers make?
Overpricing or Underpricing ... I do a comparative market analysis to help you set the best price
Selling "as is" ... your home will be more marketable if it is in "move-in" condition
Over-improving ... major repairs like replacing a roof should be done if needed. Now is probably not the time for kitchen remodeling
Selling your home on your own ... sellers might think they could net more by saving the commission, however statistics show that using the expertise of a Real Estate Professional will get you more money, with less aggravation and in less time.
3. What chance does a resale have against new construction?
New isn't always better ... I can put together a professional plan to help you:

  • Make sure your home shines like new, inside and out
  • Make sure prospective buyers are aware of upgrades and/or unique features
  • Research the new home competition and builder's incentives to be prepared to compete
  • Price the home to sell
4. How will the lead paint rules affect the sale?
As the seller, you are now required to inform all buyers about the risks of lead-based paints if the home was built before 1978, and the sales contract has to have a lead-based paint disclosure signed by the buyers. Since 1995, this disclosure is required by Federal law, and a pamphlet on the dangers of lead-based paint must be distributed prior to the signing of a contract.
5. What are the risks of selling my home myself?
You may be wasting your time with an unqualified buyer. As a Real Estate Professional, I will be showing your home to pre-qualified, motivated buyers.
When buyers see a "For Sale By Owner" property, they expect to pay less, knowing the seller will not be paying a commission.
Exposure will be limited without the Multiple Listing Service behind it. Homes listed in MLS are available to other agents as well as the listing agent
