What is a Buyer Rebate program?
A Buyer Rebate program is a program that helps the home buyers get a rebate on
the purchase price of the home they buy. Buyer rebates can make the home
buying process more affordable for you. Through this program, your
Realtor® will essentially rebate a portion of his or her real estate commission
back to you.
How does your Rebate work?
When you use my real estate services to buy a home in the greater Ft. Hood area,
I will give you up to 2% Buyer’s Rebate* of the sales price back to you in the
form of a rebate applied during the closing process. It is important to
note however, that not all Realtors® in Texas offer such a program. Thus
it’s one more thing that sets Karen Keys, Realtor® with Cove RealEstate apart
from other companies.
How you use your Buyer Rebate is obviously up to you. Some examples are
that you could use the money to help offset closing costs. You could also
put it towards the costs of your moving process, buy new furniture, a down
payment on a new car AFTER closing or even go on a much needed vacation.
The possibilities are endless.

Can I just get the Seller to discount their House by 3%
if I am not working with a Realtor®?
Sure in some cases that may seem to work, but how do you know you're actually
getting 3% off? How do you know what the real 'Market Value' should be on
the house you want to buy? Focusing on the 3% Realtor® Commission could
wind up costing you thousands of dollars more, and without representation
financial mistakes are often made. These are mistakes you won't know about
until you try and sell.
A market savvy Realtor® on the
other hand could negotiate a 5% to 15%
price reduction on the same house based upon factors you may not be aware of, or
suggest other home choice possibilities that represent savings that are more in
line with your expectations. Overpaying for your house in the Greater Ft. Hood
Market or overlooking floorplan configuration and energy considerations could be
a sure way of LOSING MONEY when it comes time to SELL.
What do I have to do to get the Buyer’s Rebate?
First step is to contact Karen Keys, Realtor® of Cove Real Estate. You
must be a Client of Karen Keys, Realtor® of COVE REAL ESTATE to receive a Buyer
Cash Rebate, and if you are buying a NEW home you must contact me FIRST before
going to view any NEW homes so that I can inform the builder's sales rep that
you are being represented by Karen Keys, Realtor® of COVE REAL ESTATE, and you
cannot sign any documents with another real estate agent or builder’s sales rep.
Once you are contracted, Karen Keys, Realtor® of Cove Real Estate must be listed
as your buyer agent. Advertised rebates and actual rebates may be
different depending on the extent and type of services provided to you and
commission paid on the property. Reading about our services and Rebate
offers online does not entitle you to a new home cash rebate from your builder
if you are not a Cove Real Estate Client. Furthermore builders are not
permitted by law to "kick back" cash to new home buyers. Please contact

Where does the Buyer Rebate come from?
In the majority of real estate transactions, a listing agent (who represents the
seller) will charge the seller 5% to 6% of the sales price for the agent’s
services. When a buyer purchases the home through a buying agent, the two
agents will typically split the 5% to 6% commission amount. This is what
takes place in the majority of home buying scenarios.
However, when you work with Karen Keys, Realtor® of Cove Real Estate in the
purchase of a home, you can get up to 2% buyer rebate of that sales price back
at the closing when the transaction closes and funds. In other words, it’s
like getting money back from your Realtor, and it is one of the many benefits of
using Karen Keys, Realtor® of Cove Real Estate for your home purchase.
This will make more sense if we look at an example of the Rebate Program.
Let’s say you buy a home in the Greater Ft. Hood area for $200,000.00. If
the seller’s real estate agent charged a standard 6% commission for his or her
services, the commission would be $12,000. If you received a 2% buyer rebate of
the sales price (part of the agent’s commission), it would equal a $3,000.00
rebate back to you upon closing!*
